Location

41 George Street is located on the southern periphery of the Brisbane Central Business District (CBD) within the Government and Residential precinct. Coronation Drive, the inner-city by-pass, the Pacific Motorway, and the Victoria Bridge are easily accessible from the Property, thus affording easy access to and from the CBD. The location affords a high degree of exposure to passing vehicular and pedestrian traffic.

Fronting George Street and bounded by Margaret Street, the Property is strategically positioned to take advantage of the CBD revitalisation that will come from the completion of Brisbane’s multi-billion integrated resort development which is set to re-define the CBD landscape. Key landmarks surrounding 41 George Street, including the Queen’s Wharf Integrated Resort Precinct and now completed 1 William Street.

Within walking distance are an array of cosmopolitan amenities including retail and public transport. 41 GEORGE also lies in the beating heart of the exciting Queen’s Wharf project, providing tenants with immediate access to all of the premier entertainment, nightlight and services that the new development has to offer.

The Queen’s Wharf precinct was declared a Priority Development Area (PDA) in November 2014. The $3 billion dollar development is proposed to include over 50 new bars and restaurants, over 1,100 hotel rooms across 5 new hotel brands, 2,000 residential apartments across 3 new towers, over 12 football fields of public space, a pedestrian bridge to South Bank, moonlight cinema and function area and new retail space. Construction has commenced with an estimated completion in 2024. (Completion has commenced with the integrated Resort Development scheduled for completion in 2022). This project lies right outside 41 George St’s door and will greatly improve the property’s immediate location.

 

41 George Street also enjoys being the building that is nearest to 1 William St, a premium office building which serves as the headquarters of the local Government. Such close proximity to 1 William St bodes well for government agencies as they are regularly commuting to their respective department heads and ministers that are located within 1 William. Since the completion of this new HQ, the Government tenant in 41 George St has been also pursuing several renovations within their internal spaces to accommodate more employees and agencies as Government tenants within the CBD have requested to be located in the property.

 

Lastly, the Government recently announced the Cross River Rail Project, a rail line that serves to improve the city’s transport links and connectivity into the CBD. The Albert Street station has been confirmed and the location is a mere 3 minutes’ walk from the property, further enhancing its location and connectivity – thereby cementing the property’s location to be right in the middle of all the future improvements and more importantly, a critical location within the Government precinct.
